Ros Ard
Upper Glanmire, Co. Cork
Ideal homes for every stage of your life
Here, in the idyllic and sophisticated setting
of Upper Glanmire, McInerney Homes continues the
tradition of fine building for future generations.
This firm, itself nearly 100 years old, has embarked
on an exceptionally sensitive development of new
homes, Ros Ard, with the discerning homebuyer
firmly in mind.
Altogether seven individual house types are being
provided. They range from 698 sq.ft. two-bedroom
bungalow's to exceptionally spacious four bedroom
detached family houses of 1,460 sq.ft. In addition,
11 serviced sites allow for one-off houses built
to individual designs. Overall there will be just
136 properties in this exclusive development.
The homes at Ros Ard have been designed by architects
Hogan Associates to reflect the indigenous architecture
of North Cork villages. Thus, the depth of the
houses has been kept as shallow as possible in
order to permit roofs with traditional pitches
without generating excessive height. The widths
of the units are correspondingly generous and,
to keep everything in balance, the spaces between
homes is wider than normal. To give variety of
scale, the roofs of the centre-terrace houses
are lower and incorporate traditional dormer windows.
Ros Ard is set on farmland and has been carefully
designed to incorporate the existing farmhouse,
with its mature grounds and fine stone outbuilding.
A farm lane, with stone banks and a substantial
stand of trees alongside, runs north-south through
a valley in the centre of the site and there is
a second substantial stand of mature trees along
the south-eastern boundary. The homes enjoy excellent
views over the adjoining countryside, particularly
to the south-east.
The layout also incorporates a significantly
higher proportion of open space than usual with
the two principal blocks located in the treed
valley in the centre of the site and fronting
the mature trees along the south-eastern boundary.
The entire development is being landscaped to
a very high standard by specialist landscape architects
McDonagh Lane and Associates.
Childcare facility
A childcare facility overlooking the central open
space is a strong additional attraction for parents
with young children. This complex has been carefully
designed to fully meet the requirements set out
in Guidelines for Best Practice in the Design
of Childcare Facilities compiled by the National
Children’s Nurseries Association.
